Tenant Placement
Market the property on all major websites (Zillow, Trulia, Reator.com, Rent.com etc.)
Maintain current and accurate photos of the property.
Schedule and perform all property showings to perspective tenants.
Tenant Screenings (Advanced credit & background check, Eviction history, Rental history and income verification). We place only highly qualified applicants.
Execute and maintain all lease agreements. (We use only Arkansas Realtors association approved lease agreements.)
Maintenance/Inspections
Perform property inspections every six months to verify the condition of the property and identify any preventive maintenance issues.
Provide 24 hr. maintenance requests for tenants.
Notify property owners in < 24hrs. of any maintenance issues for repair approvals.
Coordinate all maintenance activities between tenant and maintenance vendors.
Repair protocols set from Low-Urgent to help maintain maintenance cost controls, all while protecting the
owner’s assets.
Post-Repair follow-ups to ensure all repairs were completed correctly and the tenants are satisfied.
Rent Collection
We collect all Rent, Fees and all monies from tenants.
We ACH (direct deposit all owners funds collected to your bank) on or before the 10th day of each month.
Maintain open communication with tenants to reduce the probability of late payments or defaults.
Financials
Property management fees consist of 10% of all rents collected.
$100 leasing fee for placement of new tenant into vacant property.
24 hr. Online owner portal access to all owner financials (Monthly statements, rent rolls, inspection reports.)
Monthly accounting reconciliation provided on the last business day of the month. (any late payments collected after the 10th day of the month will be deposited into owners account.)
Compliance
We operate in compliance with all fair housing laws and the Arkansas Landlord Tenant Act.
